How do you unlock Time Trials, Co-Op and Extras?

No. There are mods for the first game that adds it, but nothing for Catalyst.

Time Trials should unlock after you complete Mischief Maker, so that's pretty early on in the game. They show up around the world and do not have their own tab. Not sure what extras you're talking about.
